ROOF REPLACEMENTS

When tiles are crumbling or metal sheets have rusted through, patching stops paying off. We strip the old roof, check the battens and sarking underneath, and install a new Colorbond or tile roof matched to the house. Many Frankston homeowners swap an old concrete tile roof for Colorbond at this point, and we can talk you through both options.

ROOF RESTORATIONS

A restoration suits a roof that is still sound underneath but looks tired. We pressure clean the surface, replace cracked tiles, rebed and repoint the ridge capping, then apply a primer and membrane coating. It gives a Frankston roof years more life for a fraction of the cost of a new one.

ROOF REPAIRS

Leaks after a southerly storm, slipped tiles, loose ridge capping, rusted valleys and lifted flashings are the jobs we see most in Frankston. We find where the water is actually getting in, which is often metres away from the stain on your ceiling, and fix the cause rather than the symptom.

ROOF RESTORATION FRANKSTON

LOCAL ROOFERS FOR FRANKSTON AND SURROUNDING SUBURBS.

Roof Restoration Frankston restores, repairs, paints and replaces roofs on homes and commercial buildings from Seaford and Carrum Downs down to Frankston South and Mount Eliza. We look at the whole roof before we quote, tell you plainly whether it needs a restoration, a repair or a replacement, and put that in writing.

Frankston roofs work hard. Homes near the bay cop salt air that eats into fixings, flashings and metal roof sheets, while the leafy streets of Frankston South and Mount Eliza fill gutters and valleys and grow moss and lichen on tiles. Strong southerly changes lift loose ridge capping and drive rain under cracked tiles. We plan every job around those local conditions.

TAKE CARE OF YOUR ROOF.

Most roof damage starts small: one cracked tile, a gap in the ridge pointing, a blocked valley. Caught early, these are quick repairs. Left through a Frankston winter, they turn into rotten battens, stained ceilings and a much bigger bill. A roof check every few years, and after any big storm, keeps small problems small.

FREQUENTLY ASKED QUESTIONS.

These are the questions Frankston homeowners ask us most about restoring, repairing and replacing their roofs. If yours is not here, call us and we will answer it.

Does roof restoration improve my home’s value?

Usually, yes. A clean, freshly coated roof with straight ridge lines makes a big difference to how a house presents, which matters if you plan to sell. It also fixes the leaks and wear a buyer’s building inspector would otherwise flag.

What is included in a roof restoration?
On a tile roof: pressure cleaning, replacing broken tiles, rebedding and repointing the ridge capping, then a primer and membrane coating. On a metal roof: cleaning, treating rust, replacing failed screws and flashings, then a coating system made for steel.
How long does a roof restoration take?

Most restorations take 2 to 5 days on site. Weather is the main variable, because coatings need dry days to go on and cure.

How do I know if my roof needs restoration?

Look for faded or patchy colour, moss and lichen, cracked or slipped tiles, crumbling ridge pointing and water stains on ceilings. If you can see any of these from the ground, a closer look is worth booking.

How long does a restored roof last?

A properly prepared and coated roof can last 15 to 25 years before it needs major work, depending on the roof material, how exposed it is and how well it is maintained.

Is roof restoration better than roof replacement?

If the structure, battens and most tiles or sheets are sound, restoration costs far less and gives a roof years more life. If the sheets have rusted through or the tiles are failing across the whole roof, replacement is the better value, and we will tell you which one applies.
